Recently maximum VA loan amounts have increased dramatically. The
underwriting for these loans is similar to that on Federal Housing
Administration (FHA) transactions, and a bit more flexible than conventional
financing.
When purchasing a home, there's no better loan for financing with absolutely
no money down! If a seller contribution is negotiated on the sales contract,
the borrower can actually walk away from the closing table with money in his
pocket. Additionally, the home inspection, first year of insurance and
attorney's fees can be paid at closing if the seller agreed in the contract
to cover closing costs.
Reservists and National Guard soldiers being activated are eligible for a
lower VA funding fee. Those with a service-related disability do not pay a
funding fee at all.
Refinances are very easy with a reduced funding fee and no appraisal required. Most lenders do require a minimum credit score and on-time mortgage payments.
